Leasing Standards
At Straley Asset Management, we are committed to providing quality housing and maintaining high standards for all residents. Our leasing criteria are designed to ensure a smooth and professional rental experience for every applicant. Please review the following requirements before submitting your application.
Income Requirements
Applicants must earn at least three (3) times the monthly rent to qualify. Proof of income is required and may include recent pay stubs, tax returns, or verified assistance documentation.
Application & Screening
A completed rental application is required for every adult occupant.
- Employment verification is mandatory.
- Applications are processed only after the nonrefundable application fee has been paid in full.
- No property viewings will be scheduled until pre-approval is obtained (application submitted and initial review complete).
- Credit and background checks are required for all applicants.
- Rental history and references from non-family members will be reviewed as part of the evaluation process.
All applications are considered carefully and fairly in accordance with applicable housing laws.
Rental & Payment Guidelines
Before moving in, tenants must pay all deposits and the first month's rent. Prorated rent for the current month will also be due at that time. While last month's rent is not required upfront, it is strongly encouraged to help streamline the move-in process. The ability to pay last month's rent may sway the final decision between multiple applicants.
We gladly accept income from Social Security, Section 8, and other verified financial assistance programs.
Pet Policy
A maximum of two (2) pets are permitted per unit. Exceptions may apply on a case-by-case basis, at management's discretion. For more information on the rules, see the "Pets" tab.
Criminal Background
Any criminal history disclosed or identified during screening will be reviewed on a case-by-case basis. Full transparency and explanation of circumstances are required as part of the application process.
Additional Standards
- No recent evictions will be accepted.
- No smoking is permitted in any unit or indoor common area.
